Many people when employing builders to either build them a new home or to carry out some work on their property are unsure of what the contract should include. In this article we take a look at a few of the more salient points to be looking for in a contract when employing Wisconsin Home Builders or any other builders.
Cost – Not only should they clearly show how much the total project is going to cost, but also what each piece of work involved will cost. They should actually break the costings down in the contract into several different areas. The contract should be broken down in to how much the materials will cost, what the cost of labor will be and any other costs that do not fall into these two categories.
Payment Method – Within the contract the Wisconsin home builders should clearly state what payment structure is to be used for the project. This is something that should have been decided before hand between you and the builder before the contract is agreed.
It should state within it what deposit payments if any you are required to make before the commencement of the project. Plus when payments need to be made following completion of certain stages of it. One should never pay the amount of the project prior to work commencing and only when the job is completed and you are satisfied with the work.
Specification Of Works – This is what tells you what work will be done and there should be plenty of detail within this so you can be completely satisfied that the project is meeting your requirements. As well as discussing this aspect of the project before hand, by having it written down then this should prevent any problems arising in the future.
Guarantees – Any reputable builder will offer guarantees in relation to the work that they undertake (no matter how big or small). It is important that any guarantees the Wisconsin home builders give to you verbally are also contained within the contract as well. Plus check that the time frames for them are valid as well.
Penalty Clauses – A large number of developers of properties like to put penalty clauses into their contracts. This is to ensure that if any unnecessary delays occur then this ensures that the Wisconsin home builders will be liable for any additional costs that may be incurred.
Contact Details – Within the contract not only should it provide details of the Wisconsin home builders contracted to carry out the work but the person that has employed them also. As well as their names it should show their address and any contact details and both parties should then sign it to ensure that the document is valid.
